Developer Prescott Group knows opportunity when they see it. Houston’s Westchase District has a surplus of aging buildings. In the current flight-to-quality trend, tenants are looking elsewhere. Prescott is hoping to lure them back with the redesign and repositioning of the 5959 Corporate Drive building. Being marketed now as the Houston Technology Center, the 567,333 SF building is just east of Beltway 8 and south of Westpark tollway.
Prescott hired PRISM to develop marketing renderings of the reimagined lower level, which is modeled after the East End Maker Hub. Cushman & Wakefield is the leasing agent for the lower level, and Transwestern manages leasing for everything above grade.
The building features advanced technology infrastructure to support data centers and telecommunication users. There are two separate utility feeders, six fiber optic providers and two emergency generators. The redesign of the lower level includes a new lobby, large maker space and fabrication lab, and collaboration areas. There will also be six new truck bays with drive-in access. Construction is expected to start in Q4 2023 or early next year.
