There’s a reason no one’s rocking big ‘80s hair anymore—trends evolve. The same goes for design. Outdated spaces? Not appealing. Quickly transforming older and underperforming multifamily properties into warm, modern residential communities in growing suburban markets is Momentum Multifamily’s (not so) secret sauce. The investment firm acquired West Brook in the Jersey Village submarket in September 2024. Exterior upgrades are already done, and unit upgrades are underway at the rebranded community, now known as The Henry at Ranchstone. PRISM assisted Momentum with a rendering for the marquee project intended to entice new residents – a complete overhaul of the clubhouse.
Built in 1993 and never updated, the community needs a facelift. Momentum is seizing the opportunity to imbue an elegant and timeless aesthetic throughout. The clubhouse is the one place that sets the stage for the feel of the community. It’s also a valuable amenity space that isn’t always maximized. Momentum is renovating the interiors with modern finishes and accent colors to give the space a fresh feel. They are on track to complete the clubhouse at the end of the month and should be fully finished with furniture and accents in early February. The updated gym will have new flooring and mirrors. There will also be a fun twist – a bar area where residents can grab refreshments between workouts.
Momentum managing partner Hayden Harrington summed up the benefit of having renderings as early as possible. “Leasing while you are under renovation is always challenging, so everything you can do to paint the picture for people of what they can expect once it is finished is so helpful to maintain steady traction on your leasing and retention,” he said.
