Grand new Richmond retail
Developer NewQuest knows the power of visuals. Their leasing package for The Grand at Aliana epitomizes the show-don’t-tell philosophy of visual communication. Phase I of this retail development in Richmond opened in 2020, and is almost fully leased. The Grand at Aliana’s convenient location immediately off the Grand Parkway at West Airport Boulevard, and the burgeoning residential development around the area, spurred Phase II, set to start construction this fall.
NewQuest tapped PRISM to produce several marketing and pre-leasing renderings for Phase II and III, though a substantial number of pads are already leased or in negotiation.
Located in the heart of Fort Bend County, ranked third for purchasing power in Texas, The Grand at Aliana includes big box, retail, personal services, and fast/fast-casual dining sites. It also includes an 10,500 s.f. urgent care clinic. New Quest included a large central lawn flanked by shaded seating areas, creating a popular gathering area during temperate weather. PRISM’s daytime and evening renderings show the different uses and respective crowds tenants might expect. Research shows visuals are the most effective way to communicate; an estimated 65% of the population are visual learners. NewQuest relied on Houston rendering company PRISM to communicate their vision and showcase The Grand at Aliana in the best possible light.
