Though development on the west side has encompassed more land area, development around the Grand Parkway is also booming on the east side of Houston. Riceland is a new 1,500-acre master-planned community in Mont Belvieu, from developers McGrath Real Estate Partners. Groundbreaking occurred in mid-2022 and the first lots will begin delivering in November 2023. Riceland is 35 miles east of downtown Houston and conveniently located at the intersection of I-10 and the newest segment of the SH-99 Grand Parkway to open.

Mont Belvieu is in one of the fastest-growing counties in the state, Chambers County. Riceland will eventually include 4,500 homes, to be built over the next 10-15 years. Mirador Group is designing key public buildings in the development. PRISM is supporting the project with marketing renderings of the Town Center Plaza, Riceland Pavilion, and a superimposed rendering on aerial drone photography of the Town Center area.

Riceland will boast not only easy access from Houston, but it is also in the Barbers Hill Independent School District, an A+ school as rated by the Texas Education Agency. Residents will have their pick of amenities woven into the community, like a hospitality zone with restaurants and retail, a performance pavilion, and a central gathering space around the Town Center. For outdoor enthusiasts, there will be a fully stocked 10-acre lake with a fish camp, multiple parks, and 30+ miles of hiking/biking trails. The initial phase of construction covers 150 acres in the northern section of the development and will include 417 home lots.
