Looking at the current state of the vacant warehouses at 1133 Providence Street that are just north of downtown Houston, it’s hard to see what new life they might contain. Scarlet Capital has a clear picture of the creatives, entrepreneurs, and other dynamic professionals they intend to reach with the renewed Providence Warehouse. PRISM developed the marketing and pre-leasing rendering for this transformative project.
Located in a former industrial pocket in the bend between White Oak Bayou and I-10, the 11,000 SF warehouse has sat vacant for 20+ years. Within one mile, the surrounding area has seen redevelopment bringing vibrancy back to the historic setting. Anchored by the popular immersive art destination Meow Wolf, the beloved Houston institution Saint Arnold Brewing Company, and the University of Houston Downtown, the neighborhood is rapidly transforming. Scarlet is converting the warehouse into office and retail space that will welcome tenants by summertime. It is adjacent to another Scarlet adaptive reuse project, The Docks. Starting from a similarly derelict state, Scarlet acquired, redeveloped, and fully leased the 70,000 SF community hub in only 90 days. Leasing at Providence Warehouse is underway.
