In the past decade, roughly $75 billion in industrial projects has been built along the 70-mile I-10 corridor between New Orleans and Baton Rouge. Near the middle of that stretch, what’s known as the Baton Rouge-Geismar Industrial Corridor, is making news for the influx of new low-carbon projects it’s brought in; the area boasts more than $25 billion in new projects since 2020.
Developer Brossett is opening a new logistics park in the heart of the corridor, called Rivermark 185, in Q4 of 2023 to serve this hotbed of industrial activity. They commissioned PRISM to do a video production for their marketing and pre-leasing. Lee & Associates is the broker.
Rivermark 185 Industrial and Logistics Park is ideally situated near Louisiana Highway 30, Louisiana Highway 73, and Interstate 10. It encompasses two parcels totaling 96 acres and is planned for more than 1 million SF of Class A warehouse and distribution space. Phase one broke ground in February and includes a 200,000 SF, rear-loading tiltwall building. It features 32’ clear height, 54’x46’ column spacing, 200’ bay depth, 40 dock doors, ESFR sprinklers, and high-bay LED lighting. Marucci Sports pre-leased 100,000 SF in December 2022, prior to groundbreaking. Future phases hold promise for even more ambitious facilties to meet market demand. The site can accommodate up to a 600,000 SF single-tenant, cross-dock facility, plus multiple 200,00 SF front or rear-load facilities.
