Garage Ultimate is expanding with one new building for more garage condos. No, it’s not a typo. Garage Ultimate is a unique real estate concept of garage condos. Think of it as a luxury boutique hotel for cars and other “toys.” Located just over a mile off of I-45 in Friendswood, Garage Ultimate opened its first building in 2020 with 39 units, and in 2022 added another 21 units. Owners Nick and Jerry Deutsch are planning to expand to five buildings with 14 premium garage condos boasting mezzanines, balconies with views of the golf course, and expansive windows inviting in natural light.
PRISM developed renderings for the Deutschs to help buyers envision their dream garage. Garage Ultimate looks like a high-end storage facility at first glance. But the Deutschs have created a gated community designed to bring people together over shared experiences. The project architect is Seeberger Architecture.
Garage Ultimate units start at 750 s.f. measuring 25’x30’ and go up to 4,230 s.f. measuring 47’x90’. That’s right, some garage condos are larger than actual condos and can be outfitted with all the comforts owners might want. Some units feature a mezzanine level to take the experience to another level, literally. Owners use the garages for much more than storing and tending to their cars; some units have been converted to gyms and others to hobby rooms. Standard specifications for each unit include a stand-alone HVAC system, electric meter and panel with 110v outlets pre-installed, 5”-thick concrete floor, fire sprinkler system, and access to water/sanitary sewer. The property is fully fenced with a controlled access gate. An owner’s clubhouse is available 24 hours a day and accessed with a key fob.
